1. Model Selection
At PakVille, we offer two modular options to suit your needs: a 12-foot-wide model and a 16-foot-wide model, both with customizable lengths to match your preferences. Explore our layouts for inspiration and find the perfect fit for your space. Thanks to our innovative 4-foot-wide PakVert panels that connect seamlessly, you have the freedom to extend the length as much as you need.
2. Site Assessment
Evaluate your property to ensure it meets the requirements for building your PakVille home or garden suite. This includes verifying sufficient space for your chosen model and checking compliance with municipal regulations, such as setbacks (the minimum required distance between your home and property lines), access to utilities, and zoning restrictions. Proper site assessment ensures a smooth construction process and alignment with local building codes.
3. Permit Check
A construction permit is required to build your PakVille home or garden suite. No need to worry—we’ve got you covered! We can provide all the necessary plans for your permit application and guide you through the process to ensure everything is submitted accurately and efficiently. Let us help make navigating the paperwork as seamless as building your dream space.
4. Design Lock-In
Now comes the fun part! Choose from our range of designs and finalize your customization options. Whether it's adding a patio, a bedroom, or a full bathroom, make the space truly yours.
5. Site Preparation
While your PakVille unit is being fabricated, we can either handle the site preparation with our experienced crew or assist you in hiring the right professionals. This includes laying a sturdy foundation and setting up essential utilities like electricity, plumbing, and water connections. Whether you choose to rely on us or your own team, we ensure the groundwork is completed efficiently and ready for your PakVille home or garden suite.
6. Installation
Our screw-together design ensures easy assembly. Panels come pre-installed with electric wiring, lights, and outlets. Optional interior finishing eliminates the need for drywall and painting. Prefer professional help? Our crew can handle it, or we’ll connect you with expert installers for a hassle-free setup.
7. Utility Connections
Whether you're building a PakVille home or garden suite, connecting to electricity and water lines is essential. This step must be performed by certified professionals to ensure safety and compliance. Our units are equipped with an electric service panel, making the integration process seamless. For added convenience, we can handle these connections or guide you in hiring the right experts.

For your PakVille home or garden suite, we recommend engineered metal screw piles as the ideal foundation. These piles offer a quick, clean, robust, and cost-effective alternative to traditional concrete foundations. Effortless Electrical Integration
Electrical Amenities
All our roof panels are pre-installed with LED ultra slim flush mount ceiling lights and electrical conduits for your convenience. But that's not all—our wall panels also feature built-in electrical conduits. Every PakVille unit comes standard with at least two interior wall outlets, and if your model includes a patio, you'll also find an exterior wall outlet.
Click and Connect Wiring
The beauty of our design lies in the details. The electrical wires within the conduits are engineered for easy click-and-connect assembly during panel installation. The result? A sleek, seamless look with no visible wiring, enhancing both aesthetics and functionality.
Pre-Installed Service Panel
To make electrical connectivity even more effortless, each PakVille unit is fitted with a service panel on a back wall panel. This makes hooking up to the main electricity supply a breeze.
Ordering process for Garden suites:
1. A $2500 deposit is required to obtain the Engineered structural drawings of your selected model. The $2500 is non-refundable but it is credited towards your purchase and comes off your total purchase price. The engineered drawings are essential to obtaining a building permit.
2 Once you get the go ahead with your building permit you can request a quote for your Pakville Model along with any selected options. We will then provide you with the final cost of your Garden Suite including delivery and taxes. You can proceed with your purchase by signing a contract for your purchase.and paying one half of the total purchase price The contract is binding and no refunds can be issued once the manufacture of your garden suite has begun.
3. The balance of your Garden Suite purchase is due prior to the shipping of your Garden suite in installments. We accept cheques and e-transfers. If you pay by cheque there is a holding period of 15 days to allow for the cheque to clear.
